We have a produced a business plan based on housing these allocations and income opportunities
- 8-11 Business Units
( Retail ground floor and offices on the 1st floor) : The capacity rental income for 8 - 11 commercial tenancies is based on charging £12000 pa per 11 tenants and achieving a capacity income of £132,000. We are looking at 8,000 to 12,000 square feet for business rental. In the first year we do not anticipate greater than 36.6% occupancy. The rental rate is based on other rental rates in high quality centres in T. Wells and Tenterden. In fact, we have already been promised £25,000 pa for 1200 sq feet from a high quality local hairdresser which works out to be about £21 per sq foot. We also have letters of intent from another 2 tenants Our budgets have forecast £12.00 per square foot in the 1st year (a very low rate) increasing to £13 in year 2 and 3.
- Permanent units and meetings rooms for community services
We wish to supply subsidised space to organisations like Age Concern, the Blind Club and the CAB. We have suggested permanent spaces for these types of tenants with the usage of the meetings rooms at £10 per hour. £17,000 rental income is generated from existing voluntary organisations at the CCO. We have identified over 30 potential tenants who would use the Weald Centre facilities on a regular basis. Which could generate £30 to 50k pa. 20 organisations have already promised to use these facilities.

For hire privately plus lectures/education in the day and evenings.
4 rooms with a capacity of 20 each. Capability of merging rooms to make larger capacity. We have budgeted £50 rental income per half day. This rate is below market average. Most hotels charge considerably more.

Private classes could be charged at a commercial market rate and public classes at rates shown below. with capacity of 350 people that can also be segmented into smaller halls and facilities.
There is no public facility in the Weald area for a location that can handle a capacity of 350 people. E.g. The Vine Church requires a weekly meeting centre for this sort of number. This hall will have the ability to be sectioned off to different sizes for varied and customised usage
- Cafe and Professional catering kitchen area (for franchise)
The Centre will have a café/restaurant of high quality and be a modern attraction and meetings point for the community and local business. It will be run by a business that will have access to state of the art catering, kitchen and technical facilities in the centre. The café will be open to the ”walk in“ public. The franchisee will be able to use the catering facilities in the Centre and also promote their services from the centre to businesses and domestic concerns in the Weald. In addition to their franchise fee, 7.5% of their monthly takings will be paid to the Centre. The catering franchise will also supply catering to events within the building. The reason for this franchise approach is alleviate the responsibility to directly manage staff and catering tasks. This will save on Centre costs

- The Weald Centre Directory
A high quality Weald Centre Magazine / Directory with a full colour cover promoting all local businesses as a directory. Produced each quarter. The content will give the product a shelf life of at least 3 months. The magazine will have enhanced entries (Classifieds) plus full blown display adverts for businesses. It will be supplied free of charge to a print run of 5000+ It will also contain useful information similar to the Weald Centre’s website content
